December numbers are in and I believe it is a good indication of what 2023 has in store for us.

⬇️Number of closings are down
⬆️Average sales price
December is historically been one of the slowest months for real estate but I believe the trend of fewer sales and longer days on market is something that will continue throughout the year. But if you're a buyer waiting for prices to come down, I think these numbers have some great insight.
🏡 Outside of Coronado we saw the average sales price increase ⬆️across the board. So, if the average sales price continues to climb when competition is at its lowest point and on the slowest month of the year, what do you think will happen when rates start to come down.
