One of my first steps is to run a comparative market analysis where I compare your home to recently sold homes nearby and similar currently on the market. I'll also factor in what upgrades and improvements you've made to your home, such as adding a new HVAC system or remodeling the kitchen.
2) STAGE, STAGE, STAGE.
Before we list your property for sale, we want to make it look as appealing as possible to prospective buyers. That means cleaning, decluttering, organizing, and staging. While I won't tell you to tear out your kitchen and do a complete rehab, I almost always recommend minor updates that go a long way with prospective buyers, like a fresh coat of paint on the front door, shampooing your rugs, or replacing torn window screens.
3) KEEP YOUR EMOTIONS IN CHECK.
